I Told Them to List Higher. Another Agent Said Lower. Here’s What Happened.
Selling a home is a big decision under any circumstances. But when that home holds years of memories and sentimental meaning, the decision can feel even more personal.
Recently, I had the privilege of working with sellers who were preparing to say goodbye to a very special home. During our listing conversations, I recommended a higher list price based on my analysis of the property, the market, and what I believed we could accomplish with the right strategy.
Another reputable local agent came in with a lower recommendation.
At that point, my sellers had a choice.
And what happened next is one of the reasons I love working with clients who take the time to make informed decisions.
They Didn't Just Take My Word For It
My sellers did their own research.
They went beyond simply comparing the two listing presentations. They looked closely at the sales history of both teams and compared listing prices with eventual sale prices.
They ran the numbers themselves.
And when they looked at the data, they found that my team's previous sales had, statistically, closed closer to their original listing prices.
That gave them something important: confidence that the pricing strategy I was recommending wasn't simply an optimistic number. There was a track record behind it.
For me, that was incredibly meaningful.
I never want a seller to choose me simply because I tell them what they want to hear. I want my clients to understand whyI'm recommending a particular strategy and to feel confident asking questions, doing their own research, and making the decision that's right for them.
But This Sale Was About More Than a Number
While the pricing strategy was important, this particular sale had another layer to it.
This was a sentimental home.
There was history here. There were memories. There was an emotional process involved in letting go.
Anyone who has sold a home they've loved knows that the transaction isn't always as simple as putting a sign in the yard and waiting for a buyer.
Sometimes, you're saying goodbye to a chapter of your life.
That's why I believe the relationship between a seller and their real estate agent matters so much.
Yes, you need someone who understands pricing, negotiation, marketing, and the numbers.
But you also need someone who understands you.
My Sellers Told Me Something I'll Remember
After going through the process together, my sellers shared that my warm and compassionate approach made everything feel easier and more comfortable for them.
That meant so much to me.
Because while I'm incredibly proud that we were able to sell their home extremely close to our list price, just shy of 2 million. I don't believe success should be measured by the sale price alone.
Success also looks like having clients who feel informed.
Clients who feel heard.
Clients who feel supported.
Clients who can look back on the process and feel good about how they were treated.
The Result
Ultimately, we went to market with a strategy my sellers felt confident in, and the home sold extremely close to our list price.
But the number wasn't the only thing I was celebrating.
I was celebrating the fact that my sellers trusted the process.
They did their research. They asked questions. They looked at the data. And then they made their decision.
And I'm so grateful they chose me to guide them through it.
Real Estate Is Both Strategy and People
This experience was a great reminder of why I love what I do.
Real estate requires strategy.
It requires understanding the market, analyzing comparable sales, pricing thoughtfully, negotiating effectively, and paying attention to the details.
But it also requires something that can't be captured in a spreadsheet:
Compassion.
Because behind every listing is a person.
Behind every sale is a story.
And behind every move is a reason.
My goal has always been to give my clients both sides of the equation: the data-driven guidance they need to make smart decisions and the personal support they deserve throughout the process.
I'm incredibly thankful to these sellers for trusting me with such a meaningful transition.
