North Shore | Real Estate Market Update | October 2023

The October market report showed that overall number of sales were still down, on average, across our North Shore service region. Meanwhile, we saw the number of new listings start to approach a similar number to the year previous. This is obviously showing us that inventory is, thankfully, starting to increase. Anecdotally, we felt very busy with preparing new listings and hearing from our colleagues across the industry that things seemed to be picking up. On average, we also saw an increase in sale price, lower days to offer, and around the same sale to list price ratio. Overall, this is telling us that home sales are still strong and sale prices are not on the decline. We do not anticipate sale prices decreasing any time soon, but pricing your home appropriately is the key to getting your home sold quickly.
